Quite worrying how much we have spent compared to some other clubs considering we only signed 3 players in that time period.
Or are we still paying out for all the duds we have signed?

I think, that contracts renewals can\will have agent costs as well?

I think you're right. Also remember that the Defoe signing was in that period. There was no transfer fee so the signing on fee would have been significant in it's place and would have likely also incurred a significant agent's fee.
